KB Home plans new Conroe subdivision with homes priced around $250K

After increasing the minimum lot size for new residential development, the Conroe City Council approved the annexation of 98 acres for a new KB Home subdivision that will feature smaller lots.

Director of Community Development Nancy Mikeska said the project was submitted to the city before the council amended the minimum lot size increasing from 40-foot lots to 50-foot lots in May.

“This had already come into platting so this does have the smaller lots,” Mikeska told the council during its July 13 workshop meeting.


During a May 26 council meeting, the council approved returning the city ordinance regarding minimum lot size to 50-foot lots after the ordinance was amended in December 2018 to lower the lot size to 40-foot lots to make the requirement more developer friendly.

After the annexation, Grace Landing will span 273 acres and include 960 lots. Mikeska said 231 of the lots will be 40 by 120 feet with 125 lots 45 by 120.

The subdivision, near the Conroe Park North Industrial Park, is a KB Home project and the average price of homes will be around $250,000.

According to information from KB Homes, Grace Landing will include a community playground with a covered open-air pavilion and splash pad.
