House of the Week: Owner built his dream house on the Liverpool fields where he grew up


LIVERPOOL, N.Y. – When the time came to build his dream house, Mark Emmi did not have to look far for the perfect location.

He grew up on the 26 acres of quiet and peaceful fields at 7917 Morgan Road in Liverpool, the fields where his family had farmed since the early 1960s.

“I loved growing up there,” he said. “I always loved the property.”

He built his four-bedroom and four-bathroom house in 2007 on the property’s highest point, where once an old barn had stood.

The 1.24-acre property is tucked in between the fields, creating a “private feel.”

Its location in Liverpool puts it “right in the middle of everything,” Emmi says, combining a peaceful country setting with quick access to work and shopping.

While the location was a given for him, the design of the house took a little more time.

Emmi said it took years to come up with a plan.

“I was always thinking about it and looking at other houses,” he said. “I tried to think of everything.”

“It would be nice if we have this,” was a constant thought.

Consulting with an architect friend, an original plan had the new house being over 7,000 square feet.

“It evolved,” he said.

Emmi wanted a “traditional Colonial look,” with an open concept and a lot of windows.

“I wanted it to be open and bright,” Emmi said.

He did not want “private” living or dining rooms. He wanted a house where the whole family, and visitors and guests, could sit and interact with each other together.

The living room, dining room, and kitchen are one open space, great for entertaining.

“We have had many great gatherings there,” Emmi said.

One of the wonderful things about designing your own home is making it just the way you want it.

Emmi’s favorite room is his one-of-a-kind home office which includes many wood finishes he did himself.

(Emmi says he did “as much of the work as he could” during the construction. He drew on some of his farming background and educated himself by reading to do so.)

The office features a gas fireplace and a spiral staircase which leads up to loft where he has a library.

“I hate to leave it,” he says of the space.

Other unique touches he wanted include radiant floor heating, an whole-house intercom system, a large walk-in pantry off the kitchen, a “hunting room” in the partially finished basement, and wood closets to store firewood at the living room’s fireplace and basement’s wood stove.

The second-floor owners’ bedroom is spacious and includes a big walk-in closet and an amazing bathroom which includes a Jacuzzi-style tub and large walk-in shower.

With his children having graduated from college, Emmi believes he “needs less” space.

It is a difficult decision to leave the property where he has spent nearly his entire life.

“I love the house,” he said. “I hate to leave it.”

Kitchen: The kitchen helps make up the open and bright living area on the first floor. With the living and dining room, it creates a wonderful entertaining space. It features stainless appliances including a convection microwave, oven, and warming drawers. The large island seats four people and provides more storage space. Owner Mark Emmi prefers kitchen cabinets to hold kitchen tools and gadgets, not groceries. He had a large built-in pantry added just off the kitchen. It has room for another refrigerator.

Living areas: Mark Emmi designed and helped to build this Colonial-style house in 2007. He has been its only owner. The living room has a wood-burning fireplace and has a convenient wood closet for firewood. The dining room has sliding glass doors out to the back yard. The home office is his favorite room. He did many of the wood finishes himself. The unique spiral staircase goes into the basement and up into a loft library. There is a gas fireplace in the office. The home has a convenient mudroom/laundry room. A laundry chute drops dirty clothes from an upstairs bathroom into a sink. The house features radiant floor heating and a whole-house intercom system.

Bedrooms: All four bedrooms are on the second floor. The spacious owners’ bedroom has access to the home office and a private bathroom. Its huge walk-in closet, just under 200 square feet, runs along the entire length of the bedroom. Three other secondary bedrooms get plenty of sunlight and have double closets. The smallest, found right across from the owners’ bedroom, would make a perfect nursery.

Bathrooms: There are two full and two half bathrooms. The beautiful owners’ bathroom features multiple sinks, a Jacuzzi-style tub, and a large walk-in shower. The other full bathroom was shared by Emmi’s children. It has a shower and toilet which can be closed off so multiple kids can get ready in the morning at the same time.

Basement: The spacious basement has a ton of potential. It is partially finished. There is enough space for an entertaining section, exercise equipment, games, and a “hunting room.” A woodstove is fueled by firewood from another wood closet which can be loaded from the outdoors to limit mess.

Outdoors: The owner’s family has farmed these field for over 50 years. The home was built on the highest point where an old barn once sat. The farm fields keep the property private and quiet, a piece of the country in Liverpool. “It is right in the middle of everything,” Emmi said. His family will continue to own the 25 acres behind the house. A circular driveway leads to the house which has a relaxing front porch. An attached garage can hold two cars and a lawnmower. The backyard has potential. Emmi wanted to build a deck out there but never got a chance.
